Required Fees

Required fees are in addition to Base Rent and apply to all Hudson Homes applicants and residents.

Application Fee: Application Fees cover the cost to perform an application review, collect and screen relevant application information, such as credit history, identification, and income. Most application fees are $50 for each adult 18 years of age and older living in the home, but vary by state. Application fees are non-refundable regardless of your screening outcome.  Application fees are non-transferable and may not be applied to a new home, with the exception of our Multiple Applications Policy. Application fees are valid for 30 days (except if your application is denied).

One-Time Move-In Admin Fee: This fee covers administrative costs to provide access to the home, including keys, garage door remotes, and/or HOA Key access. This is a one-time, non-refundable fee due at the beginning of the lease term, where applicable by law. 

Monthly Admin Fee: Monthly admin fees cover the cost for utility billing and/or utility account activation/deactivation at move-in and move-out, as well as smart device usage such as entry locks and/or thermostats where applicable.  *Monthly admin fees vary by state as follows: 

    • Arizona: $30 per month
    • North Carolina: $0 per month, as required by law
    • All other states: $11 per month

Conditional Fees

Conditional fees are in addition to Base Rent only where applicable and as described below. Note that conditional fees are non-refundable.

Third-Party Self-Tour Fee: A fee charged directly from the third-party vendor, Rently, ranging from $1.99 to $11.99. This fee is used to cover the costs associated with using the third-party service, which allows prospective renters to tour a property at their convenience.

One-Time Pet Fee: A one-time, non-refundable fee of $300 per pet is due prior to move in for all residents who will have a pet in the home.  The fee is intended to cover normal wear and tear and/or damage typically caused by animals.

Pet Rent: In addition to the One-Time Pet Fee, a $35 per month, per Pet Rent is an additional rent above the Base Rent.  Pet Rent does not apply to qualified service animals or emotional support animals in accordance with local law. 
Work with your property manager if you need to add or remove a pet from you lease at any time during the lease term.

Pool Fees: A monthly pool fee of $175 per month applies to homes that include a pool on the property.  This includes weekly pool service during pool season, and bi-weekly pool service during non-pool season months, depending on the state. Pool service includes standard cleaning and chemical balancing. This fee does not apply to homes located in an HOA with a community pool.  Refer to your lease for more details.
