Documents Checklist

Thank you for your interest in renting a home with Hudson Homes. To make your application process as smooth as possible, we’ve provided the below checklist that contains all of the documents you’ll need to provide in order to submit your application. 

 

Please have all of these documents ready to upload before you start your application. You will not be able to complete the application process until all required information has been uploaded. 

Valid Government Issued Identification

All applicants must provide a valid government issued photo ID and social security number upon submission of application. Expired documents will not be accepted.

  • Government issued photo ID 

    • Accepted photo ID documents: valid Driver’s License, State ID, Military ID, or any Government issued photo ID 

    • We only accept COLOR scans or photos of original documents.
       

Any falsification of the applicants' personal identifiable information (SSN, Name, DOB) will result in the automatic denial of the application or cancelation of move in. All deposits and fees paid will be non-refundable. The denial will apply to all applicants listed on the application and any future applications with Hudson Homes.

Verifiable Proof of Income 

Acceptable income verification documents for employment income and other forms of income are included below. Applicants must provide verifiable proof of income. Failure to provide required income verification documents will result in cancelation of your application. 

 

The net monthly household income of all lease holder(s) will be considered jointly and must be more than or equal to 2.4 or 2.5 times the rental rate of the home depending on the market. 

 

Temporary Employment and Unemployment Income are not accepted as qualified forms of income unless required by the law. 

 

W2 Pay Stub 

You may provide one of the following: 

  • Most recent pay stubs showing income from the past 28 days 

  • Three most recent consecutive months of bank statements showing deposits direct from the employer, mobile, or branch deposits 

 

Pay stubs must be legible and include employer name, address and phone, applicant name, pay dates, YTD earnings and tax deductions. Pay stubs must demonstrate income of a minimum of the past 28 days from date of application. 

 

Letter of Employment 

Offer letters and transfer letters must be on company letterhead, signed by employer, include the employer contact information, employee start date, hours, and income. 

  • Offer Letter - start date must be within 30 days of application date 

  • Transfer Letter - must be dated within 30 days of application date 

 

Self-Employed & Non-W2 

You may provide one of the following: 

  • Previous three months personal bank statements as evidence of sufficient monthly income. 

  • Three most recent consecutive months of bank statements showing deposits direct from the employer, mobile, or branch deposits 

 
Business Bank statements are NOT an acceptable proof of income.  


Joint bank statements are not acceptable unless all account holders are applying as leaseholders OR the applicant’s employment source is clearly defined. Transfers between accounts and Tax Refunds will not be considered nor calculated as income.
 

 

 

Other Acceptable Sources of Income (include but are not limited to the following)

  • Child Support - Must be court ordered. Provide payment statement from the relevant state Child Support Enforcement Agency and bank statements covering the most recent three months. 

  • Alimony - Must be court ordered. Provide order from the relevant entity and bank statements covering the most recent three months. 

  • Social Security Income and Disability Income - Provide current government issued Award Letter for the current year reflecting yourself, the applicant, as the active recipient. 

  • Pension & Retirement Income - Provide current/relevant IRA and Investments statements valid within the last 30 days. 

  • Military Housing Eligibility - Provide the Basic Allowance for Housing (BAH) document and most recent Leave and Earnings Statement (LES). Orders are required for any changes in BAH not reflected on the Leave and Earnings Statement. 

Documents Required for Housing Assistance Applicants 

Hudson Homes currently accepts Housing Vouchers / RTA where required by state law, verified by the required document. 

  • A Housing Choice Voucher

Documents Required for Pets and Service/Support Animals 

General Requirements for All Animals 

  • A photo of your animal 

  • Information about your animal's breed and size 

 

In addition to the general requirements for all animals, service and emotional support animals require additional documents. 

 

Service Animals 

 

Emotional Support Animals 

  • Provide a doctor's letter dated within the past 12 months to support the necessity of the support animal.
